Overbrook Gardens Wall Project

Latest update: November 8th, 2011 from the Wall Committee

The survey work has been completed.  Our attorney has all the survey documentation and has prepared easement requests.  They will be contacting the Route 776 property owners to get approvals so we can build the wall at the rear of their properties.

Englewood Water District (EWD) has an easement in the same area that we want to build our wall.  We have to “overlay” our easement on the EWD easement.  An agreement was reached with EWD so we can build next to their water main.

The Wall Committee wants a continuous wall.  However, the final wall length will be determined by the approved easements.

The wall north of Overbrook Road will be constructed about where the current wood fences are located.

The wall south of Overbrook Road will be constructed slightly to the west of the current fence location.  This is to avoid the EWD water main which is located under the wood fences.

 

776 Wall Project

Several months ago, the Overbrook Gardens Association decided to try to tackle what is clearly the worst eyesore in our community ----- the line of wooden fences bordering our neighborhood along SR 776.  With the exception of a few sections most of these fences are in pretty bad shape.  These fences were built due to the widening of 776 a number of years ago. Since these fences are on the private property of the owners of the lots along 776, the Association had no authority to tear them down and replace them with something more appropriate.  Over the years, there has been a lot of time spent complaining about these fences and it is doubtful if anyone living in our neighborhood thinks they add to the looks of Overbrook Gardens.  In fact, according to feedback from realtors in our area, our neighborhood looks so bad from SR 776 that many potential home buyers have refused to even look at Overbrook Gardens.  This is very unfortunate since Overbrook Gardens is a great place to live.  The people here are the best and the vast majority really cares about their neighborhood and the overall quality of life here.  We have amenities that most neighborhoods only dream of. Just look at our network of waterways, green spaces and our boat ramp.  Despite this, we are all negatively affected in one way or another by the entrance into our neighborhood.

Facts and Figures

  • The proposed length of the wall is approx. 1,850 ft. running north and south of Overbrook Rd. along SR 776.

  • The height of the wall will be 8 ft.

  • The color of the wall will match that of the short cinder block entrance walls at the corner of Overbrook Rd. and SR 776.

  • The wall will be made of reinforced concrete manufactured off site and assembled and painted on site.

  • Total cost of constructing the wall is estimated at approx. $125,000. 

  • If only financed within our neighborhood, the estimated cost is approximately $250 per lot owner assuming 500 lots in Overbrook Gardens.  If we can get contributions from property owners west of Overbrook Gardens who use Overbrook Rd. on a regular basis, the cost per lot owner will be less.
